Series-aware refurbishment of Estonia’s panel stock — khrushchyovka, brezhnevka, Series 111, and modern prefab.

Approach

Panel-house refurbishment starts with identifying the series. Each series — khrushchyovka, brezhnevka, 111, 1-464A, or modern prefab — sets its own limits: which partitions may come out, how thick insulation can go, which joints fail first.

We do not apply a "standard solution" before the building is walked. Facade insulation system, riser replacement sequence, and balcony glazing detail all follow the specific building’s condition — not a catalogue.

Workflow

Six stages for a panel-building refurbishment.

  1. Series and condition identification

    Site walk, series confirmation, load-bearing-panel diagram, moisture and wall-condition record.

  2. Technical quote

    A series-specific technical note is attached to the quote — the client sees clearly what the series allows and what it does not.

  3. Disciplined strip-out

    Partitions removed only after load-bearing verification. Sanitary units stripped in sequence so risers are not cross-damaged.

  4. Facade works

    Insulation (ETICS or ventilated), joint sealing, window replacement in batched lots.

  5. Interior works

    Interior fit-out, drywall, floor substrate and install, plumbing, electrical.

  6. Documented handover

    Condition report (e.g. new façade U-value), warranty, series-specific maintenance guide.

Technical standards

Outcome on panel stock is driven by technical discipline — not brand names.

  • Joint sealants

    Two-component polyurethane systems rated for Estonia’s -30…+35 °C range without cracking.

  • Facade insulation

    EPS or mineral wool per fire class and building height; A2-class required above eight floors.

  • Interior moisture barrier

    End walls and wet-room backs receive a moisture barrier before tiling — not "if budget allows".

  • Window install standard

    RAL install with three-layer sealing (inner vapour, central thermal, outer wind). Straight PU foam does not qualify.

What you receive at handover

  • Series-specific technical report (before/after)
  • Facade insulation system specification with U-value
  • Window and door install protocol (RAL protocol)
  • Joint-seal photo archive by stage
  • As-built drawings for utilities (heating, water, ventilation)
  • Twelve-month written warranty plus five-year facade system warranty
